What has sold thus far in 2019 at Palms Place hotel-condos in Las Vegas?

7 Palms Place condos have sold in 2019, with one being a 1 bedrooms.

That was unit #:  1121, a mountainside unit that sold for $390k.

The studios that sold ranged from $235k to $280k.

At Palms Place - the even numbered units face the Strip and odd numbered units face West - just the opposite of MGM Signature  - where the even numbered units face the Strip side.

With Clark County cracking down on all AIR BNB rentals, Las Vegas Hotel Condos are in strong demand, as they are perfectly legal here.  Furthermore, Trump Tower and The Platinum have rules that make AIR BNB problematic, so the demand for Palms Place Condos and The Signature remain quite strong.

Getting to the new Raiders Stadium that is under construction, from Palms Place, is really easy.  You just drive east on Flamingo and go South on Dean Martin Drive and you are a quick 10 minutes ( if that) away.

With no new high rise condo towers under construction in Las Vegas  - nor any planned, I expect we can continue to see upside appreciation potential in this market sector.

Palms Place Condos In Strong Demand

There's no doubt that sales at Palms Place Condos have heated up this year.  In analyzing the sales the past 90 days, it's clear that the days on market has decreased.

Currently, there are just 17 units on the market, with two of them being POSH PENTHOUSES.

There are just 5 corner 1 bedroom condos for sale at Palms Place ranging in price from $435k to $469k - a pretty narrow range.

The studios that are currently listed range from a low of $230k for a 9th floor unit to $289k for a 16th floor unit.  Curiously enough, only 3 of these studios are strip side.

As far as sold units go - in the past 3 months, one bedroom sales have ranged from a low of $382k to a high of $540k and the studio sales have ranged from $220k to $289k.

Palms Place Condos Market Wrap as of Labor Day Weekend

Inventory is quite thin, with only 17 condos available for sale as of Sept. 3rd. Of these, 8 are 1 bedroom condos and 9 are studios. Studios are priced from $220k to $260k.  At Palms Place, the even numbered units face the Strip and the odd numbered units face the mountains (west).

There are 2 condos in escrow - one studio and 1 One Bedroom.

7 condos were sold in the past 30 days, of these all were studios except one.  The studios that sold were priced from $180k to $245k, and the one bedroom sold for $340k.

There are currently 15 Palms Place condos for sale as of this writing.  8 are studios.

There are 10 units currently under contract. 3 are one bedroom units and the rest are studios.

And a whopping 27 units were sold over the past 90 days.

Sales at Palms Place have been strong, as have sales at Panorama Towers and The Martin.  This is probably due to the announcement of the new Raiders Stadium that will be built a quick 10 minute drive from these properties.

Palms Place Condos Las Vegas 2017 Stats

There are 28 condos on the market ranging in price from $195,000 for a studio to $1,488,000 for a penthouse on the 55th floor.

There are currently 12 Palms Place condos in escrow. Of these 12, all are studios except for two one bedroom 1220 sq. ft corner units priced in the $300k's

16 Palms Place condos have sold in the first 3 months of 2017. This strong sales velocity may be due to the announcement that the Raiders Stadium will be completed in 2020.  It is a quick trip from Palms Place to the proposed Stadium sites via Dean Martin Drive.

2017 Palm Place Market Update

Aside from the $22 million Founders Palms Place Penthouse for Sale, there are 34 condos on the market ranging in price from $182,500 for a studio to $675k for a 1 bedroom studio combo.

There are currently 6 Palms Place condos in escrow.  One is a studio short sale listed at $125k that is sure to sell at a higher price than list.  All other Palms Place condos in escrow are 1 bedroom unit, which are corners. List prices for these 1220 sq. ft. fully furnished units range from $260k to $369.

73 Palms Place condos have sold in the last 6 months of 2016. This strong sales velocity was in large part due to the bulk buyer's sell out and strong incentive offerings.

As the year begins, we find that there are 55 Palms Place Condos on the market as of January 28th.

What is curious however, is that there are 23 units for sale at or under $200k with one pretty darn good deal for a 22nd floor mountain side studio listed at $159k.  We understand per the listing agent that this unit has never been in the rental program and is in very good shape.

What has sold so far in Palms Place Condos from January 1, 2015 to the present?

There have been 3 sales so far this year:

 

1 BR Strip view Corner unit # 2622 listed and sold for $375k

 

2 Strip view studios:

 

# 1012 sold for $151k and unit # 2512 sold for $158k.

 

These STUDIO RESALE prices are surprisingly low and are close to the foreclosure prices of 3 years ago. We expect this will drag the rest of the resale prices down in Palms Place, especially on the mountainside studios, which typically are a harder sell and have a much longer days on market.
